ACH Rent Collection: Setup, Fees and Payment Timing in 2026
The short answer
ACH rent collection moves rent through a US bank transfer. It uses a different route from a card payment. It can cost less than a card's percentage fee, but the cash is not instant. Check who pays and when funds clear. Read the return rules before you mark a requested transfer as paid rent.

What's covered4
ACH is a bank transfer route. A service may debit a tenant's account and send funds to the landlord after processing. Scheduled, processing and settled are different states. Confirm the tenant's authorization, the account details and the fee terms. Keep a ledger and review returns before requesting a second payment or adding a fee.
ACH rent collection: what to check first
Choose a provider that documents the rent workflow you need. A bank transfer button alone may not track what the tenant owes. Check whether the service creates charges, sends receipts and exports a ledger. Keep those records even if the bank shows only a combined payout.
The Nacha consumer information describes the ACH Network. Provider terms decide the timing and fees for your chosen product. Do not take a general description of the network as a promise that every rent payment arrives the next day.
Confirm authorization and setup
Follow the provider's bank-link and authorization process. Do not collect account details in an ordinary email or put them in a shared sheet. Give the tenant a clear description of the amount and schedule. Check what happens when rent changes or the authorization ends.
Keep the method allowed by the lease and local rules. A provider may offer recurring debits, but that does not settle whether you can require them. If another payment route is needed, record how it fits the same tenant ledger.
ACH rent collection fees and payment states
ACH fees can depend on the landlord's plan. Avail's current pricing page lists a tenant bank-transfer charge on Unlimited and waived ACH charges on Unlimited Plus. The subscription still matters. Do not call the paid plan cheaper from the transfer fee alone.

Track the transfer through settlement
Record when the tenant schedules a payment and when it starts processing. Check the service's status definition before marking the rent as received. Keep the bank settlement date separate from the rent period. A payment can belong to one month's rent even if the bank payout lands later.
If the service says a transfer returned, keep the original payment and its reversal. Check whether an automatic retry will occur. Ask for another payment only after that is clear. Otherwise the tenant may pay twice while the first request is still active.
Match a net payout
A provider can send several payments in one bank deposit. The deposit may also be net of fees. Use the batch report to connect each receipt to the correct tenant. Keep gross rent and charges visible so you can explain the difference between the ledger and bank.
Frequently asked questions
Is ACH always free?
No. Some services charge the tenant, some charge the landlord and some waive a fee on a paid plan. Check the current selected-plan terms. A free landlord subscription does not prove that the tenant's transfer is free. Also check return and faster-funding fees before comparing total costs.
Is a scheduled ACH payment settled money?
No. A schedule is an instruction for a later transfer. Processing can begin before funds are available to the landlord, and a payment can return. Use the service's status definitions and match settled deposits to the ledger. Keep a route for correcting a failed payment without creating a duplicate request.
Can a bank transfer replace the tenant ledger?
No. A bank receipt may not show the rent period or the amount still due. The ledger records charges and credits as well as payments. Keep the transfer reference with the tenant record. That lets you explain a balance even when the bank payout combines several receipts.
What should I check before switching providers?
Check outstanding transfers, scheduled debits and export access. Choose a clear cutover period and tell tenants which route applies. Confirm when the old service stops future requests. Keep its ledger and batch reports until you have matched the final deposits and handled any returns or corrections.
Verdict on ACH rent collection
Use ACH rent collection when the documented fee and bank workflow fit your tenants. Keep authorization and payment states clear. Review returns before retries, then match deposits each month. Keep the bank statement with the exported ledger for that period. The rent collection guide puts ACH inside the wider process rather than treating the transfer as the whole job.
