The short answer
Property management software that integrates with QuickBooks can use a live sync, an export or a bank feed. Each route moves different records. DoorLoop, Hemlane and RentRedi describe routes worth checking. Buildium lists an API, but that does not prove a ready-made QuickBooks link. We have left it out of the connector picks.
#1 Published QuickBooks Online sync; verify exact scope.
Best fit: You want to inspect a documented Online connection within a broader property platform.
Keep in mind: The connection's data direction and rules need a closer check than the plan label provides.
Read our analysis#2 Current connection material; distinguish it from older import guidance.
Best fit: You want to inspect Hemlane's current connection alongside its rental workflow.
Keep in mind: Edition, plan and connection generation need confirmation; similar help pages can describe different routes.
Read our analysis#3 Documented export/import route with edition limits.
Best fit: You can work with a documented export/import process and check it each time.
Keep in mind: Manual imports need a cutoff and duplicate check; they do not automatically carry later edits.
Read our analysis Explore plansDoorLoop's current plan page lists QuickBooks Online sync. That is a more specific claim than “works with accounting software.” Check the exact plan and connection, then its fields. The feature list does not establish that every object moves both ways.
Ask whether it creates a sale, payment or deposit in QuickBooks. Those can represent different stages of one rent receipt. If several appear, check how they match. You should be able to explain one tenant payment from charge to bank without counting it twice.
Hemlane has an official article about its QuickBooks connection. It also has older help material about imports and bank-feed activity. Check which route is offered to the selected account. An old instruction that the bank deposit appears in QuickBooks is not proof that a tenant ledger syncs.
Ask how a correction reaches the other system. If you change the property or category after an import, does it update the existing entry or create another one? Check the failed-sync view too. A connection needs a clear way to show which records remain unmatched.
RentRedi's help describes a payment export for QuickBooks. It names Desktop editions that have import problems. Check your edition before you use that file route. The help does not prove a live sync for every RentRedi record. A payment file is a narrower promise.
Keep the exported file with the period and account it covers. Import one checked batch rather than overlapping files. If you import the same period again, know whether the target updates or duplicates entries. A successful file upload does not prove the books are right.
Start with the supported QuickBooks product. Online and Desktop are not interchangeable, and country editions can differ. Check the exact plan and connection version. A sales page that says only “QuickBooks” leaves too much open for a purchase decision.
Then name the records. A bank feed can show a deposit but omit the tenant's charge and rent period. A payment export may omit attachments. A wider sync may include tenants or owners, with more matching rules. Ask for the actual field list rather than a general yes/no answer.
One-way means one system sends the selected data to the other. Two-way means changes can travel back, but the exact objects still matter. Ask which system wins when both have changed. Do not let a broad two-way label hide a one-way payment feed.
Decide where the charge is created and where the bank match is final. Keep one source of truth for those tasks. If two systems both generate income from the same receipt, a sync can create an error faster than manual entry would.
Use a rent charge and full payment first. Then add a partial payment and a refund. Check the property labels and dates on both sides. Keep the fee separate from gross rent so a net deposit does not become the whole income figure.
Include a transfer between your own accounts. It should not create new rent. Check a bill split across two properties too. The final total should agree with the bank while keeping the property detail needed for reports.
A mapping tells the connector where each type of amount goes. Review rent and fees, then deposits and refunds. Do not accept a default category for money whose purpose differs. A security deposit is not ordinary rent simply because both arrive in the same bank account.
Keep a copy of the mapping when you start. If you change it later, record the date and whether past records update. Otherwise the same transaction type may appear in different places across the year with no explanation.
Ask whether the connection is included in the selected tier or needs another subscription. Check setup and any third-party connector fee. Keep those costs separate from the accounting product's own bill. A listed connection is not proof that every part of the route is free.
Before cancellation, export the records on both sides. Keep the last matched period and any failed items. Turn off the old route under its terms before starting another one for the same transactions. Retain the original files and corrections so a later question can be traced.
We checked official product and help pages on October 15, 2026. We separated a live connection from files and bank imports. We did not connect accounts or test a transfer.
The planned shortlist included Buildium, but we found no primary evidence for a ready-made QuickBooks connector in the retained check. We replaced that pick with RentRedi's documented route. An API can enable custom work; it does not make that work complete. No pick receives a universal two-way-sync label.
It is a connection for bank activity, but it may not carry the rental records you need. A deposit does not explain the tenant's charge or rent period. Ask what data moves and how it maps. Use a fuller label such as bank feed rather than implying a complete tenant-ledger sync.
No. An API permits software work, but a connector needs a documented implementation. Check who supplies it and what it costs. Buildium's API did not establish a ready-made QuickBooks route in this review. Do not buy a higher tier on the assumption that custom connection work has already been done.
Only after checking how the target handles duplicates. Some routes update records; others can create a second entry. Keep the file period and import result. Review a corrected sample before rerunning a whole batch. A clean upload message does not show that the ledger contains each transaction once.
Match the first period to the bank and inspect failed items. Check refunds and fees in both systems. Review any edit made after the first transfer. Keep the source record and mapping. An automatic route still needs a person to confirm that the resulting books reflect the actual transaction.
Choose property management software that integrates with QuickBooks by checking how the data moves. Name the edition and the fields you need. Inspect DoorLoop and Hemlane for their current links, and RentRedi for its file route. Check the scope before you buy. Use the accounting guide to decide whether you need a second ledger at all.
