Software by need and cost
Hemlane Property Management Software Review in 2026
The short answer
Hemlane property management software has plans for software alone and plans that add services. Choose which work you want to hand off. Help with a repair is a different job from keeping a ledger. Check the fixed fee and the charge for each unit. Both parts belong in the cost you compare.

What's covered7
Inspect Hemlane by the work you want to keep or hand off. Its plan page separates free and paid software from repair and management assistance. Confirm the unit quote, service area and exact scope. A service tier is not a promise that every repair is included or every tenancy task disappears. Keep approvals and records clear.
Our methodology for Hemlane
We checked Hemlane's official plan page on October 15, 2026. We read the software and service terms, then the default one-unit price. We did not order a service or run a property in the system.
This review makes no claim about repair quality or measured response time. A service description shows the work Hemlane says it can arrange. It does not prove a completed job or local coverage. Check the scope and price for your property.
Hemlane property management software: plan boundaries
The page lists a free software tier and paid tiers. At the default one-unit setting, the paid software display shows a $28 platform fee plus $2 per unit. The displayed total is $30 per month for that setting. Check the selected billing term before treating the display as your account quote.
The service levels add larger per-unit amounts. Their scope differs from software access. Do not compare a tier with repair coordination against another vendor's basic subscription as though both cover the same work. First decide what you want someone else to do.

A fixed fee changes the small-portfolio math
If a plan has a platform fee plus a per-unit charge, one unit carries the whole fixed fee. Adding units spreads that fixed part across more rentals. That is an arithmetic fact, not proof the plan saves money. Compare the work and the full quote with the alternatives.
Do not count service costs as if they were rent processing alone. A repair coordinator and a bank transfer finish different jobs. Keep each in its own comparison so the cheaper software-only plan does not appear to replace work it does not cover.
Hemlane property management software: services to define
The plan page offers help with repairs and other work at different tiers. Ask which tasks the plan covers and which stay with you. Set the amount that needs your approval. A request may need a quote or your consent before a contractor visits or starts work.
Repair coordination
Ask how a request enters the system and how urgent issues are handled. Confirm what the service does outside ordinary hours. Read the difference between taking a call, troubleshooting and arranging a contractor. Those are separate tasks with different outcomes.
Check who selects the contractor and who pays the repair bill. Coordination access does not mean the cost of labor and parts is included in the subscription. Keep spending limits and approval records in a place you can retrieve.
Local assistance
Confirm the actual property area and service coverage before buying a tier that depends on local work. A national software account does not prove there is a suitable local service for every address. Ask for the current scope and limits in writing.
Do not treat a vendor network as proof of a completed repair or guaranteed price. Check the quote and completion record for the actual job. Keep the before-and-after facts needed for your own records. This review does not assess any named contractor.
Tenant communication
If a service handles messages, ask which ones it answers and when it escalates. A rent dispute or accommodation request needs a clear route back to the responsible person. Do not let a broad “handle communications” description obscure who makes the decision.
Keep the message history and original documents. A summary can help you review work, but it should not become the only record. Ask how to export it when the service ends. A useful handoff includes open tasks, not just completed items.
Accounting and QuickBooks checks
Hemlane's current help describes a QuickBooks link. Older help pages also describe bank-feed and file-import routes. Find out which one your plan uses. Check the edition too. A bank feed can bring in a deposit without moving the detailed tenant ledger.

Choose the source of truth
Decide where rent charges are created and where final books are checked. If two systems can create the same income, a sync can duplicate it. Check a payment with a fee and a later refund before relying on automatic entries. Keep a reconciliation step even when the connection works.
Ask how deposits and owner funds are treated. A bookkeeping link does not make the account setup fit every legal entity or trust requirement. Keep the underlying bank and ownership records. Do not let a software category decide who owns money.
Confirm the full quote and exit
Write down the selected plan, unit count and billing term. Add the platform fee and per-unit part, then any payment or service charges. Leave a missing amount unknown. Do not multiply the default one-unit display across the whole portfolio without checking the price rule.
Ask what happens if you move between service tiers. Confirm open repair requests and final bills before switching. A software downgrade may affect tools or access needed to finish a task. Keep the export and handoff before you cancel.
Alternatives by task
If you need only rent collection, start with the collection guide. If books are the main issue, compare rental accounting tools. A broader service can be useful when coordination is the task, but a narrow tool may fit work you intend to keep doing yourself.
Frequently asked questions
Is Hemlane just software?
Its page separates software-only options from plans that add services. Choose from that distinction. If you want help with repairs, define the coordination task and remaining owner duties. If you only need a rent record, compare the software scope and cost without assuming a service tier is necessary.
Does repair coordination include the repair bill?
Do not assume so. Check the exact service agreement and approval process. Coordinating a contractor and paying for labor or materials are different tasks. Ask who authorizes spending and how bills are handled. Keep the actual quote and completion evidence for each repair rather than relying on the subscription name.
Is the default price my total?
No. The page uses a unit selector and separates platform and per-unit charges. Service scope and billing term also matter. Use the current quote for your portfolio. Keep payment fees and repair costs apart so the software total does not hide other spending you still need to plan for.
What should I check in a QuickBooks link?
Check the edition and whether it is a live connection, import or bank feed. Ask which fields move and who resolves an error. Review a fee and refund in both records. A product's connection label does not prove that every tenant balance or attachment moves correctly to the books.

Inspect Hemlane property management software when its software-versus-service choice matches your problem. Define the work and approvals before comparing price. Confirm the actual quote and data handoff. The main comparison helps separate a simple landlord tool from a platform or service you need for a wider task.
