The short answer
Free rental property accounting software can keep useful books, but the free boundary differs by vendor. Landlord Studio Go has a small unit limit. Stessa Essentials includes bank feeds. Baselane Core joins bookkeeping with banking. Pick from those facts before assuming all free plans do the same job.
#1 Manual books for up to three units.
Best fit: A manual ledger for up to three units.

Keep in mind: Bank and payment services have separate terms and fees.
Read our analysisGo lists three units, manual income and expense tracking, standard reports and a single account user. It suits a landlord who has few transactions and wants to enter them by hand. You can keep each property separate without paying for a bank feed you do not need.
The trade-off is the ceiling. An extra unit or a need for paid reports can change the choice. Check the Pro plan before the free plan becomes too small. A tool that fits one house may not fit a new duplex in the same account.

Essentials lists unlimited properties, automatic bank feeds, basic reports and full data export. Its pricing table puts the Schedule E report in paid Manage. That is a reason to check the report name before calling the free plan a full tax package.
Stessa fits an owner who wants imported transactions and can work with the free reports. It may be a poor fit if the report you must send to an accountant is paid. Ask for a sample export and see whether it has the property and category on each row.

Core lists no subscription fee for rental books with banking and rent tools. The page describes property-level records and a transaction ledger, plus a tax package. Smart adds more automation. The free plan is worth checking if you want your bank activity and books close together.
Bank services need their own review. Baselane is a financial technology firm, with banking supplied through Thread Bank. Read the account and payment terms. A free software subscription does not remove transfer fees or decide whether an account suits your entity.

Write down the task that would make you pay. It might be a fourth unit, a bank feed, a report or another person who needs access. Price that exact task. Do not compare a free plan's base fee with a paid plan's full tool set.
Keep transaction fees separate from bookkeeping fees. If a tenant pays rent through the same service, the payer and payment method can change the cost. The rent fee guide explains those charges. A free bookkeeping account can still sit beside a paid rent transfer.
Use a simple month from your old books. Include rent, a refund, a split repair bill and a transfer between accounts. The final totals should agree with your bank statement. A transfer should not create income, and a refund should not look like a fresh rent receipt.
Open an export outside the vendor account. Check that the file retains dates, amounts, property labels and categories. Keep receipts too. An income statement with no detail may help you read a year, but it is not enough to explain every number later.
We checked each vendor's own US pricing page on October 15, 2026. We compared unit limits and bank feeds, then report access and upgrade triggers. This is document research, not hands-on use.
We did not use customer ratings or a claimed savings total. Each option has a free subscription tier, but payment and other service charges can still apply. A free plan earns a place here only for the task it can document.
It can be, if the plan tracks the records you need and lets you take them out. A low transaction count makes manual entry more practical. Check your unit limit and report needs first. One rental with shared ownership or unusual costs may need more care than several simple units.
They can reduce typing, but they do not check the books for you. Review duplicates and transfers, then check split costs. Compare the final totals with your bank statement each month. Manual books can be sound if they are complete; imported books can be wrong if no one reviews them.
No. A subscription fee and a rent payment fee are different. Check who pays each bank or card charge and whether the landlord can cover it. Also check screening and other optional services. Do not promise a tenant free payments based only on the landlord's free account.
No. A report is a record source, not a filed return. Check tax categories against the facts and current IRS guidance. You may need to handle deposits, depreciation and shared expenses separately. Keep the detail behind every report and confirm which filing product supports your tax year.
