In comparison to most of the property management software we have reviewed, Innago is a newer entrant to the market. The platform debuted in 2017 and clearly benefited from watching the competition. It borrows and blends many of the best features of other offerings with a few unique twists that make it just a cut above the rest.

Innago balances an intuitive, easy to understand approach to management with a depth of feature and flexibility. Because of this, it works with a broader cross-section of real estate investors and is the perfect match for landlords and property managers looking to grow.

The Bottom Line: Innago is simple and easy to use, comprehensive in features, and offers extraordinary customer support. In total, it amounts to the top property management software we’ve seen in the market.

Does it get better than free? Document signing, tenant communication, maintenance management, financial analysis and all other features are included at no cost at all to landlords and property managers.

Like it’s competition, Innago is not a charity though. Innago charges tenants small, reasonable fees for a few add-on services. When a tenant pays online via ACH, they pay an extra $2. When they pay via card, they pay an extra 2.75%. Landlords can optionally choose to take on either of those fees. Innago also charges applicants for screening reports ranging from $30 for a credit and criminal report to $35 for an eviction history as well. Finally, Innago offers tenants the ability to purchase renter’s insurance through the platform if they so choose. Those policies are priced individually.

Innago is packed with features that landlords care about. The basics are all there: online payments, tenant screening, expense tracking and maintenance management – but there is a great deal more.

For example, Innago has a document template editor used to create and sign leases and other agreements seemingly built exclusively for their platform. It’s tailored to the landlord experience and includes some unique and high, value-added wrinkles that make it a perfect fit for real estate.

Innago features remain simple and straightforward enough to jump right into, but offer an added depth that goes beyond what the other free or low cost platforms include. If you manage for owners, or if you have a property manager, leasing agent, property manager, etc. working on your team, you can grant them access to Innago with their own separate login credentials. You can control the features and properties they can see and interact with.

Innago also moves money faster than just about any other property management system we reviewed. They get money in your account in as little as two days after a tenant payment. This means that if a tenant makes an online rental payment on a Tuesday, it will be in your account Thursday morning.

They do lose marks in a few specific ways though. Innago offers accounting features including rent collection, expenses, and financial reports like profit and loss. But it does not have a general ledger and is not going to assist you in tracking your bank balances to the penny. It does offer an integration with Quickbooks that makes up for some of this.

Overall, Innago features are robust and highly usable.

Ease of Use

It’s easy to find plenty of software platforms in the property management space that offer a huge number of features for landlords that are, unfortunately, difficult to use and clunky. Likewise, it’s become increasingly easy to find a platform that is sleek, streamlined and easy to use, but lacks many of the features or the depth in those features that landlords often need in a single platform. This is where Innago really sets itself above the rest.

For the most part, Innago is on par with any platform when it comes to the number of features offered and the capability of those features. Likewise, Innago is incredibly simple, intuitive, and easy to use. This is a difficult balancing act. One of the ways that Innago effectively strikes it is through an always present help menu in the lower right-hand corner of the screen, and with a guided setup that shows you the ropes as you first get started.

There are some challenges and idiosyncrasies, and, depending on your previous software setup, Innago’s layout or approach to specific features may have a slight learning curve for you, but overall, we’re confident you’ll find it straightforward.

Flexibility

Innago aims to work with a huge variety of landlords and property managers, from commercial to student housing. They also claim to work effectively with landlords all the way from 1 to 1000 units. This is a large group of potential users and could prove difficult to pull off. But Innago manages it not by throwing everything but the kitchen sink into it’s offering, but by creating flexibility in the features it does have.

For example, while testing, we wanted to see Innago’s ability to handle rent escalations for commercial real estate. There is not explicitly a rent escalation feature, but there is an easy ability to create recurring charges that start and end on specific dates. This allowed us to schedule out all rental increases 3, 5, 10 years in advance.

Although it is not always true, Innago generally has a way to handle just about any problem you can throw at it.

Customer Support

Here is where Innago really shines. At no additional cost, all landlords and their tenants have access to full email and phone support. They host regular webinars to help assist new landlords as they get setup in Innago, and can also be reached for one-on-one demos when needed.

If you have a large number of tenants and properties you need migrated to their system, they can upload the data for you. What’s more, every Innago account is assigned an Innago administrator. You, as a landlord, receive their direct email and contact info.

They do not offer a 24-hour hotline, but they are impressively available outside of normal business hours, even on the weekend, generally returning calls and emails within a couple of hours.
