Tenant Cloud is a sophisticated piece of rental accounting and management software that has features and functionality to fit every type of user in the rental process.

From landlords and property managers to tenants and service providers, they cater distinctly to each experience. And while this vast array of offerings might be exactly what the doctor ordered for some, it could also be quite overwhelming to the first-time landlord.

The Bottom Line: TenantCloud is a refined and constructive tool for the already refined property manager or landlord. With all the detail one could imagine and little of the hand-holding one might desire, this is not the place for first-timers to get their feet wet. Rather, TC is an engine to better fuel an already mobile machine.

While the pricing model and available features is not entirely straightforward or necessarily easily to understand, even the most premium tier will not cause you any significant pains. Considering that we recommend this software primarily to property managers who are overseeing the rental and operation of numerous sites and potentially in the stead of numerous owners, a one size fits all ticket price becomes all the more appealing.

If you’re looking for a service that is completely free for landlords, you will want to look elsewhere. Some of the key and most basic features, like online payments, Quickbooks syncing, or sub-user management, are only available at the second or third tiers. It’s a small investment, but there are plenty of other more robust software options on the market that smaller landlords can get completely free of charge. One offering we found fun and unique to TenantCloud was their referral, or “Affiliate Program”. Landlords can receive a bonus for promoting the service to their peers, with a $9 participation pay-out plus percent commission equal to the referee’s one month subscription rate.

One of the best characteristics when it comes to Tenant Cloud is their attention to detail and distinction between property managers and landlords. While many softwares use the titles interchangeably, TC understands the acute differences between the two and digs in to those details, ultimately providing a tailored user experience for property managers that is unmatched.

In terms of how this plays out across the site, you will notice the unique perspective when it comes to Property Detail. Managers can log everything from keys to paint color, property loan and insurance information. Even equipment detail can be recorded down to the install date, and users can create automatic notifications for routine maintenance and warranty expirations. This would surely come in handy for individuals handling a higher volume of units.

Additionally, the Contact Book makes it easy for managers to connect with anyone in their spectrum. They can direct message tenants, communicate with members of their own teams, assign and update tasks to their own book of service professionals, and even liaise with property owners. Of course, this capability is only available at the most premium tier.

Aside from property management specific features, another great offering from Tenant Cloud comes in the form of the free marketing website provided to all users. Once a property is submitted and ready to list, TC creates a unique landing page entirely dedicated to your property as “whateveryouchoose.tenantcloud.com”. This makes it easy to share details of your listing ad hoc, outside the standard syndication they do provide.

Ease of Use

Initial account set-up could not be easier, with the option of logging in through an existing google account. Once connected, users will be happy to learn that they can access the full suite of services through a free mobile app for landlords, tenants, property managers, and owners alike.

However, where TC does have attractive and innovative offerings, they seem to fall short on providing a truly streamlined experience for end-users. Customer reviews cite “clunky” tech and difficulty navigating the extensive and detailed options, making it a less than ideal alternative for the novice landlord.

Flexibility

For most landlords, when we’re talking about flexibility in the property management sphere, it usually comes down to how easily one can customize applications and rental agreements. This is an area where TC truly delivers. Their extensive application template field configurator allows users to make modifications at even the most granular level, and quite easily. The same can be said for leasing agreements, which will auto-fill data from your own account to further expedite the process.

Customer Support

While TC does not provide a designated representative assigned to each account, they do a good job of making sure that help is readily available to those who need it. The first resource provided in terms of set-up is the detailed 30-minute system demo, which outlines all of the key and most used features on the site.

Additionally, they operate a work hours support hotline where, upon first call, we were immediately connected to a living, breathing specialist. Minor points off for only being available to landlords Monday through Friday 9A-5P. In the event that your time of need arises outside these hours, users are invited to open a ticket, where they can submit either a request or an idea on how the software can be improved.

Lastly, the resident help center library is stocked with resources instantly accessible and conveniently categorized by user-type: Landlord, Property Manager, Tenant, or Owner.
